These are hand-picked facts and figures for the Douglas County market I am watching. Over 1,362 residential sales occurred in Douglas County in 2024. This is an increase of +5.66% compared to 1,289 sales in 2023 and the first increase in year-over-year sales since 2019-2020. The average sold price for all residential sales in 2024 was $354,056. This is the second-highest year on record with 2022 slightly higher at $358,526. 4.1% of all homes sold were new construction, 18% were “remodeled/updated” and 7.3% were considered “fixers”. Over 120 mobile homes in-park sold in 2024, representing 8.8% of all residential sales, and foreclosure sales are still very low representing only 2.1% of total sales.

The average sold price for all residential sales in 2024 was $354,056. This is the second-highest year on record with 2022 slightly higher at $358,526. This trend shows home prices are bottomed out and beginning to increase again, albeit at a slower rate.
4.1% of all homes sold in Douglas County in 2024 were new construction. This is better than last year (3.6%, 2023) however, it’s still lower than our 25-yr average of 5.9% overall. Needless to say, we need more new homes!
18% of all homes sold in 2024 were “remodeled/updated” and 7.3% were considered “fixers”.
Over 120 mobile homes in-park sold in 2024 representing 8.8% of all residential sales. By count and percentage, this is the highest volume of mobile homes in-park selling in over 12 years. This trend is interesting because it means more Buyers are willing to pay a monthly space rent for a community-based living experience rather than buying a home on its own lot.
Foreclosure sales are still very low representing only 2.1% of total sales. Considering foreclosures represented over 20% of sales during the Great Financial Crisis of 2008-2012, and were consistently in the 5%-10% range pre-COVID, this will be a number to keep watching. If you’ve been “waiting for all the foreclosures” as a buyer I’m sorry to say it will be slim pickings!

I expect 2025 will be a year of resuming a normal 3%-5% sold property annual appreciation rate. Mortgage interest rates have been in the 6.5%-7.5% range for going on 3 years and the market is showing signs of rebounding with buyers able to stomach higher mortgage rates. If mortgage rates drop to below 6.0% we could easily see sold property values rise at a faster pace. What’s holding this all together is the fact that New Listings and Pending/Sold properties are rising and falling at roughly the same speed. If more New Listings start coming to market than listings that go Pending/Sold, we could see prices stabilize/cool.
