I track Days on Market for every sold property in Douglas County. In 2026 YTD, sold listings have averaged 82 days on market and a median of 43 days, both increased from 2025 when the figures were 76 and 39. In 2021 the average sold property went pending after 35 days and the median after only 10, so median marketing time has more than quadrupled. Current times remain below the 2000-2026 averages of 96 and 58 days, and well below the previous weak cycle when average DOM reached 142 in 2012. The widening gap between an 82-day average and a 43-day median points to a divided market: correctly priced, attractive properties still move quickly, while overpriced or poorly presented ones sit.

The Days on Market (DOM) for sold properties in Douglas County confirms that buyer decision-making has slowed, although properties are still selling faster than the long-term norm. In 2026 YTD, sold listings have averaged 82 days on market and a median of 43 days. Both have increased from 2025, when the corresponding figures were 76 and 39 days.

The contrast with the market peak is much greater. In 2021, the average sold property went pending after 35 days and the median after only 10 days. Now in 2026, the median marketing time has more than quadrupled. That is a meaningful behavioral change: buyers no longer feel compelled to make an immediate offer on nearly every acceptable property.

Nevertheless, current marketing times remain below the 2000-2026 averages - 96 days for the mean and 58 days for the median. During the previous weak cycle, average DOM reached 130 in 2009, 132 in 2010, 134 in 2011, and 142 in 2012. Median DOM reached 84-95 days during portions of that period. Current conditions are therefore slower than the recent seller’s market but not historically slow.

The expanding delta between the current average of 82 and median of 43 is itself educational. Half of successful sales went pending in 44 days or less, but a smaller group of listings took much longer and pulled the average upward. This suggests a divided market: correctly priced, attractive properties can still move comparatively quickly, while overpriced, unusual, rural, distressed, or poorly presented properties may sit for an extended period.

Sold property values reveal a market in Douglas County that has largely corrected through time and reduced activity rather than through a major decline in nominal prices. The average Douglas County sale price was $355,415 in 2025 and is $354,309 YTD in 2026 - a decline of only about 0.3%. The 2026 figure is also remarkably close to the 2022 annual high of $358,526. Prices have fluctuated since that peak, but they have not broken decisively downward. Affordability and sales activity have weakened substantially, but limited absolute inventory and seller resistance have kept values remarkably firm. Douglas County is experiencing price stagnation - not yet broad price deterioration.
